We set up your private MLS search with real-time alerts, then work the channels the portals can’t see — our network, off-market conversations, and properties that haven’t been listed yet. Behind it all is the search technology Jeremiah has spent more than twenty years mastering while marketing some of the world’s largest software brands — now pointed at finding your property. You’ll hear about the right ones the moment we do.

The Shortlist
We preview properties on your behalf, film private video walkthroughs when you can’t be here, and arrange showings around your schedule — including single-trip itineraries for out-of-town visits. You see only what’s worth your time.

The Offer
When you’ve found it, strategy takes over: pricing intelligence, terms, timing, and negotiation shaped by twelve years of Sarasota transactions. We handle the Florida contract details and walk you through every decision — deposit, contingencies, and deadlines — so nothing is a surprise.

Due Diligence
Inspections, condominium document review, insurance, title — we coordinate all of it with trusted local professionals and keep every deadline visible. For downtown condominiums, we pay particular attention to building health: association budgets, reserves, and Florida’s structural inspection requirements. For waterfront properties, we go deeper still — seawalls, dockage and lifts, flood zone and elevation, and the insurance realities of living on the water — before you commit, not after.

The Closing
We manage the closing logistics end to end — walkthrough, wire coordination, and every signature — whether you’re at the table or closing remotely from a thousand miles away. Then we hand you the keys, and the relationship begins for real: vendor introductions, service referrals, and a family that picks up the phone long after closing day.
