Kingfisher Estates

Every master-planned community has one address that people mention with a slight change in tone. In Waterside, that address is Kingfisher Estates. Lakewood Ranch's own materials call it the crown jewel of the Waterside village, and the numbers explain why: thirteen homesites in total, twelve of them fronting Kingfisher Lake, each reserved for a ground-up custom home by John Cannon Homes, the Sarasota builder with more than three decades of work and hundreds of industry awards behind it. Lots start at roughly a half acre and run to a full acre or more, and the homes themselves range from about 3,600 square feet to as much as 8,000. Construction has been underway since 2024, with homes completing through 2026, so this is a young neighborhood still taking shape around the water. What makes it feel different from the rest of Waterside is the combination of scale and setting: genuinely large lakefront lots, one builder controlling the architectural quality of the whole street, and Waterside Place — the district's town center — close enough to reach on foot. It is lakefront living on Florida's Gulf Coast without a coastal address, a distinction that matters more here than almost anywhere.

Kingfisher Estates is a single-builder neighborhood: John Cannon Homes designs and builds every residence, and each one is fully custom rather than chosen from a fixed production lineup. That said, the builder has published a portfolio of starting-point plans for the enclave — among them the Milina (3,744 sq ft), Tindara (3,608 sq ft), Pindari (4,368 sq ft), Korina (4,536 sq ft), Newcastle (4,321 sq ft), Adelaide (5,204 sq ft), Victoria (5,193 sq ft), and Oulina (5,780 sq ft) — which buyers can tailor or set aside entirely for a from-scratch design. Finished homes span roughly 3,600 to 8,000 square feet, and each residence includes its own private pool. Homesites begin at about a half acre, with the largest interior parcel exceeding an acre; twelve of the thirteen lots sit directly on Kingfisher Lake, most oriented west or south, so sunset water views were baked into the site plan from the start.

The enclave itself is deliberately quiet — the draw is the lake, the lots, and the architecture rather than a clubhouse of its own. Yard care and common-area landscaping are handled through the homeowners association, so the grounds stay uniformly kept without homeowner effort. The bigger amenity story is the Waterside district surrounding it: residents plug into Waterside's trail network, the lakes that thread through the community, and the water taxi that runs across the lake to Waterside Place. From Kingfisher Estates you can take a sunset cruise across the water and step off at the town center's docks for dinner.

Life here orbits the water and the town center. Kingfisher Lake sets the daily rhythm — morning light on the water, west-facing sunsets from the lanai, herons and, yes, kingfishers working the shoreline. When you want company, Waterside Place is a stroll or a boat ride away: waterfront restaurants, boutiques, and live music at The Plaza, with the district's calendar of events filling weekends year-round. The trail network connects the Waterside neighborhoods for walking and cycling, and the water taxi turns an ordinary dinner reservation into a small occasion. It is the rare setting where an estate-sized lakefront lot and a walkable town center coexist within the same few hundred yards.
