Bayso Sarasota

Bayso occupies one of the more interesting positions in downtown Sarasota. The building stands at 301 Quay Commons, inside The Quay Sarasota — the 14-acre mixed-use waterfront district that took shape along the bayfront just north of downtown's core. Walk south and you reach Marina Jack and the bayfront; walk north and you're in The Bay, the 53-acre public park being built out along Sarasota Bay. Bayso sits between the two, which means the water, the park, and downtown's restaurants and theaters are all part of the same short walk. The tower itself was developed by Kolter Urban, the Palm Beach-based firm behind several Gulf Coast condominium projects, with SB Architects handling the design, McNamara Salvia the structural engineering, and Kast Construction the build. It topped out in late 2022 and was completed in 2023, the first residential address finished inside the district. This is a newer building in a neighborhood that is still growing around it, with The Quay's dining and retail filling in at street level and the park expanding next door — a rare chance to live inside a waterfront district as it comes fully to life.

The 149 residences span 18 floors, most of them two- and three-bedroom plans running from roughly 1,600 to more than 2,600 square feet, each with a dedicated den. The 18th floor holds seven penthouse designs ranging from about 2,500 to over 5,000 square feet, with 12-foot ceilings and bay views. Throughout the building, ceiling heights run 10 to 12 feet depending on the plan, and floor-to-ceiling windows open onto private terraces up to 10 feet deep. Finishes lean European and contemporary: Italkraft cabinetry, quartz countertops, stainless appliances, and Grohe plumbing fixtures, with walk-in closets and in-residence laundry. Every residence also comes with its own storage unit, a practical detail that matters more in tower living than people expect.

Bayso's amenities concentrate on the fifth level, where an elevated resort-style pool and spa deck faces the bay, joined by a fire-pit lounge, outdoor gas grills, and an outdoor kitchen. Inside, there's a fitness center of more than 2,250 square feet with a glass-enclosed movement studio, a residents' club room with catering kitchen and bar, and a secondary club space called the Splash Lounge. The building also includes a coworking space known as HomeWork with a private boardroom, a dog park with a pet wash and grooming station, bicycle storage, EV charging stations, covered garage parking with two spaces per residence, and a 24/7 attended front desk with controlled-access elevators and lobbies. On-site property management rounds it out.

Days at Bayso tend to organize themselves around the water. Mornings might start on the mangrove walkways at The Bay or with a kayak launch into Sarasota Bay, then coffee or breakfast at The Quay's street-level spots without ever moving the car. Afternoons have options in every direction — laps in the fifth-floor pool, a session in the movement studio, a walk down the bayfront to Marina Jack to watch the boats come and go. Evenings are where the address really earns its keep: a performance at the Van Wezel is a stroll away, the Sarasota Opera House and downtown's restaurant rows are close behind, and the fire-pit lounge on the amenity deck catches the last of the light over the bay. It's a rhythm built on proximity — park, water, culture, and dinner all within the same few blocks.
