Beau Ciel

Beau Ciel occupies one of the more unusual positions in downtown Sarasota: a slender residential tower set beside the Hyatt Regency at 990 Boulevard of the Arts, with the bay to the west and the city's performing-arts corridor at its doorstep. The building was completed in 2003, and its 44 residences spread across seventeen floors — a low unit count for a tower of this height, which is much of its appeal. Local listing archives describe the architecture as inspired by the designs of Paul Rudolph, the modernist most closely associated with the Sarasota School, and the building reads that way in person: clean horizontal lines and deep, usable terraces oriented toward the water. Because it predates the recent wave of construction around the Quay, Beau Ciel offers something the newer towers cannot — a settled, established address that now happens to sit beside The Bay, the 53-acre public park taking shape along this same stretch of shoreline. Residents here got the neighborhood's next chapter delivered to them: the park's first phase opened in October 2022, directly accessible from Boulevard of the Arts.

With only 44 homes in the building, floor plans at Beau Ciel run large. Published residence sizes range from roughly 2,300 square feet in two-bedroom plans — which typically carry three full baths — up to about 8,000 square feet in the largest four-bedroom residences, with three-bedroom corner homes commonly exceeding 4,000 square feet. The signature feature is the terrace: expansive, wraparound outdoor rooms that follow the curve of the building and take in Sarasota Bay, the marina basin, and the downtown skyline. Interiors were conceived at a generous scale, and because ownership turnover is modest in a building this size, individual residences vary widely in finish — some original to 2003, others fully reimagined by their owners.

Beau Ciel's shared spaces are concentrated where they matter. There is a heated bayside swimming pool with a cabana and wet bar, a spa and hot tub, and a fitness center with sauna and a dedicated massage-therapy room. Inside, residents have a club room with a catering kitchen and service bar, a media room, and locker rooms. The building is staffed with concierge service and valet parking, with closed-circuit security and private storage. Outdoors, gas grills sit under covered dining areas, and a secured boat dock provides direct access to Sarasota Bay. The building allows up to two pets, with restrictions on larger dogs, and leasing is limited to a three-month minimum, no more than twice per year.

Daily life at Beau Ciel is organized around the water. Mornings might start with a walk through the mangrove walkways of The Bay park or laps in the heated pool before the day warms up. With the boat dock at the base of the building, a run out into Sarasota Bay — toward the Intracoastal or the passes to the Gulf — starts at home rather than at a distant marina. Evenings tilt cultural: a performance at the Van Wezel is a stroll away, and dinner options run from the restaurants next door at the Hyatt to the full sweep of downtown's dining a few blocks east. It is a rare downtown setting where the park, the bay, and the arts district all sit within the same quarter mile.
