Marina Tower

Marina Tower occupies one of downtown Sarasota's most legible corners: the stretch where North Gulfstream Avenue bends along the bayfront and Cocoanut Avenue arrives from the city grid. Completed in 2001, the fourteen-story building was conceived by Hoyt Architects as a genuinely mixed-use tower — commercial and retail space lines the ground floor along a continuous streetscape, while the residences fill the floors above. That arrangement gives the building a settled, urban character rare among Sarasota's bayfront towers: sidewalk activity at street level, quiet homes upstairs, water views beyond. The forty residences are drawn from eleven distinct floor plans, running from about 1,780 square feet up to two-story penthouses of roughly 5,815 square feet, and every home opens to a private terrace facing the bay, the marina, or the downtown skyline. Amenities gather on the second level, anchored by a heated pool and spa, with concierge service and round-the-clock security supporting daily life. Now twenty-five years old as of July 2026, Marina Tower has matured into one of the anchors of the Gulfstream Avenue bayfront — a building whose address explains itself the moment you stand on the sidewalk and look west.

Hoyt Architects gave Marina Tower an unusually varied interior program for a forty-residence building: eleven different floor plans, including townhome-style residences near the base and two-story penthouses at the top. Homes range from approximately 1,780 square feet to about 5,815 square feet, with ten-foot ceilings throughout and window walls sized to pull in the bay light. Every residence has a private terrace — some accessible from both the living room and the bedroom — oriented toward Sarasota Bay, the marina basin, or the city. Private elevator access serves the residences, and the building was constructed with hurricane-resistant glazing, a detail that matters on an exposed bayfront site. Depending on the floor and stack, outlooks take in the water, City Island beyond it, or the lights of downtown.

The amenity level sits on the second floor, where a heated pool and spa overlook the streetscape below. Inside, residents have a fitness center, saunas, and massage rooms, along with a theater and entertainment room served by a full catering kitchen — a setup built for hosting. A board room, a library and social lounge, and guest suites for visiting friends round out the shared spaces. Service is a constant: concierge staff, valet parking, and 24-hour security, with enclosed under-building parking and private storage rooms for residents. It is a complete, self-contained program, scaled so that forty households never feel crowded in it.
