The Quay & Bay Park District

For decades, the curve of bayfront where Fruitville Road meets Sarasota Bay was defined by the original Sarasota Quay, a dining-and-entertainment complex demolished in 2007 — after which the site sat largely quiet. GreenPointe Holdings purchased the 14.5-acre property in 2014 and set a master plan in motion: up to 695 residences, a 175-room hotel, and roughly 189,000 square feet of shops, dining and office space arranged around a marina basin and a walkable central street called Quay Commons. Next door, the City of Sarasota and the nonprofit Bay Park Conservancy have been transforming 53 city-owned acres — including the grounds of the Van Wezel Performing Arts Hall — into The Bay, a free public park whose first phase opened in October 2022. Together they form a new kind of bayfront quarter for Sarasota: contemporary towers, restored historic buildings, working docks and open lawns, stitched to downtown and the Rosemary District by Boulevard of the Arts. As of mid-2026 the district is roughly mid-build — several towers are complete and lived-in, two more are underway, and the park's second phase is under construction.

The Quay's first condominium tower, The Ritz-Carlton Residences, brought 73 residences to the district and sold out during its initial run. Bayso followed at 301 Quay Commons — an 18-story, 149-residence tower by Kolter Urban and SB Architects, completed in 2023, with floor plans from roughly 1,600 to more than 5,000 square feet. Two towers are in progress as of mid-2026. The Ritz-Carlton Residences, Sarasota Bay — a 20-story, 78-residence tower at 475 Quay Commons designed by 10 Design with interiors by HBA Americas — topped out in December 2025 and is scheduled for delivery in late 2026; its three- and four-bedroom residences feature private elevators, European kitchens and terraces with built-in grills. One Park Sarasota, at 668 Quay Commons on the park's edge, is an 18-story, 86-residence building by Property Markets Group with Sarasota's own Hoyt Architects; it was nearing its structural top-out in February 2026, with completion expected in early 2027. Cordelia, a rental building by LMC, rounds out the residential mix, and the restored historic Belle Haven building anchors the district's oldest corner.

Amenities here work at two scales. Within the towers: Bayso residents have a resort-style pool, fitness center, co-working space and club room, while The Ritz-Carlton Residences, Sarasota Bay is building a social club, a wellness center with vitality pools, an indoor pickleball court and The Harbor Club with kayak and paddleboard access. At district scale, the shared amenity is the waterfront itself. Quay Commons ends at a basin lined with a public walkway, and The Bay adds 53 acres of parkland next door. The park's second phase — targeted for completion by 2027 — brings day docks and the park's first restaurant to its canal district; a restored cultural district along Tamiami Trail joining the historic Chidsey Library, Garden Club, Municipal Auditorium and Blue Pagoda with a new Town Square; and about a mile of living, resilient shoreline with green space and walking paths. In May 2026, the Bay Park Conservancy unveiled concepts for the park's final phase.

Days in this quarter organize themselves around the water. Coffee on Quay Commons, a morning loop along the park's shoreline paths, a matinee or evening performance at the Van Wezel, dinner at Ocean Prime as the marina lights come on. The Bay's lawns and trails host public programming throughout the year, and the Rosemary District sits a few minutes east along Boulevard of the Arts. What makes daily life here distinctive is the mix: a single address reads as a park address, a marina address and a downtown address at once, with the bayfront's cultural calendar at the doorstep.
