SIX88 Sarasota

SIX88 occupies a little over half an acre where Gulf Stream Avenue meets Golden Gate Point, the condominium peninsula that reaches into Sarasota Bay from the western edge of downtown. The project was announced in November 2021 by Vandyk Properties, which opened a sales gallery that same month; Sarasota-based Palm One Group now leads development, with Voeller Construction as design-build contractor and DSDG Architects — the Sarasota firm led by Mark Sultana, AIA — behind the design. The result is a ten-story building holding just ten residences along eighty feet of bay shoreline. The design earned a Platinum Award in SRQ Magazine's 2025 4WALLS Visionary Building Design Competition, recognition for a form that reads as sculpture: a curved column rising like a sail unfurling in the wind, triangular balconies, and a glass facade that mirrors the water. The curved column is an engineering feat in its own right, supporting both the structure and the pool. As of July 2026, the developer's website lists SIX88 as under construction; Florida YIMBY reported in March 2025 that the building was nearing completion with most residences already sold and delivery anticipated in late 2025.

Residences are organized into three collections. The Signature Collection — residences 101 through 302 on the lower floors — offers two- and three-bedroom plans of roughly 1,990 to 2,088 square feet. The 360 Collection, residences 401 through 701, gives an entire floor to each home: 4,618 square feet wrapped in glass, with exposures in every direction and a private wine room. The penthouse crowns the building at 6,267 square feet with its own rooftop terrace and a four-car garage. Throughout, the post-tensioned concrete structure allows deep cantilevers, so terraces — from about 270 to more than 1,600 square feet, many with outdoor kitchens — extend toward the bay, with the longest balconies stretched along the western, water-facing side. Interiors carry Italian finishes, chef's kitchens with panel-ready appliances, spa-style primary baths with soaking tubs, and smart-home automation, and buyers were offered concierge design services to personalize their homes. Every residence includes private elevator access and a private enclosed garage for two to four vehicles.

For a building of ten homes, the shared spaces are unusually complete. The lobby opens with a cascading waterfall feature. The social club holds a fully equipped bar warmed by a three-way fireplace and extends to the pool deck, where a heated pool and sun deck sit at the water's edge. A fitness and wellness center, a rooftop terrace with an outdoor kitchen, and a dog grooming room round out the interior amenities; the building is pet-friendly, with two pets up to one hundred pounds each permitted. On the bay side, a marina lounge connects to boat slips and a paddleboard and kayak launch along the building's eighty feet of shoreline. The building is engineered for coastal living as well, with a generator, flood-barrier systems, gated access, and secure parking.

Daily life at SIX88 is organized around the water. Mornings might begin with coffee on a cantilevered terrace as boats slip past the point, or with a paddleboard session straight from the building's launch. The peninsula's quiet loop makes an easy walk before the day starts, and the bayfront path into downtown turns errands into a stroll. Evenings bring the sunset over the bay and the Ringling Bridge, then a short trip to downtown Sarasota's restaurants, the Sarasota Opera House, or a performance at the Van Wezel Performing Arts Hall. Weekends stretch across the bridge to St. Armands Circle and Lido Beach, or out onto the bay itself from the slips below.
